Daniel Morgan | Hugh James

Daniel has considerable experience across all aspects of commercial property for a broad range of clients. He has particular expertise in the leisure, betting and gaming sectors, advising on property issues for companies such as S.A. Brain & Company Limited, Coffee #1 Limited, Novomatic UK Limited, the Rainbow Casino Group and TCS John Huxley Limited.

Daniel has advised S.A. Brain on the relocation of their sizeable Cardiff Brewery to their new Dragon Brewery, located in Pacific Business Park, Cardiff. Following the relocation, Daniel continues to advise on the property aspects of the joint venture with Rightacres Property Co. Limited for the redevelopment scheme for S.A. Brains’ existing Cardiff Brewery site in the centre of Cardiff. The redevelopment is expected to create approximately 2.5 million square feet of mixed commercial and residential accommodation and continue the regeneration and expansion of that area of the city. The site is set to include a multi-storey car park, a 12-storey office block, a hotel and, potentially, a university campus together with luxury apartments, bars and restaurants.

Daniel has previously advised S.A. Brain on the expansion throughout Wales and England of its chain of coffee shops under the Coffee #1 brand. The expansion saw the chain grow from an initial 15 stores in 2011 to an estate of over 90 stores stretching along the M4 corridor and from the south coast to the Midlands.

Within the Media and Entertainment area, Daniel has recently advised Dragon (TV and Film) Studios Wales Limited on a deal with a Universal Studios backed production company to occupy Dragon’s production studios in South Wales. A recent deal, also saw Daniel advise on the property aspects of the acquisition of Luxury Leisure (Nobles Amusements) for Novomatic UK, which included 83 properties.

Work History

Having trained at Bevan Ashford, Daniel qualified in 2000. He later went to become a Partner at MLM Cartwright in 2012. MLM Cartwright then joined Hugh James in 2016, where Daniel became a Partner in the Commercial property team.
